My office is in the quaint community of Woodland Park, the "City Above the Clouds" which sits at an elevation of 8500 feet. It is the largest settlement in Teller County with about 7000 residents - just 18 miles (20 minutes) up Ute Pass west of Colorado Springs.  One of the best views of Pikes Peak ever can be viewed from the town.

 Home Buyers, There's an Easier Way to Search?


IT'S A FACT!  Eighty percent of potential home buyers search for properties online before ever contacting a Realtor.  Sites
 like Realtor.com, Zillow and Trulia allow one to look all over the nation with a high degree of anonymity. But, if you're tired of the time-consuming search routine and want to concentrate on properties in the Pikes Peak/Ute Pass region without a lot of hassle, and with the most timely and accurate information, there's a much better way.  Read on...
 

SAVE TIME. Wouldn't it be easier to have a custom search program, tailored specifically to the property features you are looking for?  A program that will email periodic search results to you with the most timely information?  Well, it's possible, and there's absolutely no cost or obligation.  It's free!
 
HOW IT WORKS.  With a little personal information and a general description of the features you want, properties that match your desired criteria are sent to you in periodic emails directly from the local Pikes Peak Association of Realtors' multiple listing service. The local PPAR MLS lists the most accurate and current information about each property, i.e., features, status and price. Each email links you to your own custom and personal webpage where you can review all the properties in the privacy of your home, including photos.  Simple, right?

Living in the Mountains
 
          Living in the mountains can be an amazing and wonderful experience. Shirt-sleeve summer days have mild temperatures, fresh air, lots of sun and occasional cleansing mountain rains. When the aspen leaves turn to a golden yellow in the fall, the landscape is absolutely beautiful! And in winter, the scenery changes to a wonderland of pine boughs decorated with snowy frosting. But, mountain living can also be an adventure, requiring an adjustment to the lifestyle you led in the city or at lower elevations. Besides growing accustomed to the altitude and over 300 days of sunshine annually, you will need to get used to a little (or a lot of) snow between September and May, as well as bone up on your winter driving skills. As the locals say, "Spring only comes on the calendar." You'll also need to develop a good working knowledge of such issues as:  dealing with the wildlife, proper garbage storage and disposal techniques (because of the wildlife), water conservation and local covenants and building codes. And if you choose to live in a rural area, you'll need to know about wells, septic systems, legal access issues and mining claims. Once acclimated though, mountain living becomes a wonderful and rewarding way of life. Just about three out of every four people who live here migrated from somewhere else and have adapted. You can, too!
